Which Covid-19 protection measures apply in the student halls of residence?

Please wear a medical face mask or an FFP2 face mask or comparable respiratory protection, in any case without an exhalation valve, when you leave your own housing unit, in the elevators, laundry rooms, bicycle storage rooms, and on traffic routes. Please keep a distance of 1.5 meters from unknown third persons everywhere and observe the cough and sneeze etiquette as well as your hand hygiene.
We recommend limiting personal contacts in shared kitchens and sanitary facilities. Use such spaces individually and one after another. It may be helpful to draw up a usage plan. Pay attention to general hygiene and cleanliness in kitchens and bathrooms.
Is it mandatory to wear a mask in the student halls of residence?

We recommend our tenants to wear a mouth-and-nose cover when leaving their own residential unit. This also applies to the elevators, washing machine rooms, bicycle storage rooms and the traffic routes of the residential complex.
We recommend restricting personal contact in communally used kitchens and sanitary areas. Use these areas individually and one by one. It can be helpful to establish a plan of use with your neighbours.
What happens in the student halls of residence if a person is infected?

In this case we act in accordance with the guidelines of the responsible health department. This conduct applies for all infectious diseases that can occur in a student hall of residence.

If you suspect that you are infected with coronavirus because symptoms occur, call your doctor or health care professional directly or call the emergency medical services on 116117.
People who have had contact with a person confirmed to be infected with COVID-19 should contact their local health department directly. This has to be done in any case - regardless if symptoms occur or not. You can identify the responsible health department using your postcode here.

A cancellation of the rental contract due to entry restrictions or a missing visa is unfortunately not possible. The rental contract remains valid and the obligation to pay the rent remains in force. You can however, cancel your rental contract prematurely in accordance with our rental conditions with a follow-up tenant or certificate of exmatriculation. To do this, please contact your responsible housing officer.
My studies do not start until 1 November 2020, but I already have received a room offer from 1 September/October 2020. Can I postpone the start of my rental contract?

The starting date of the contract cannot be postponed. If the rental agreement has not yet been signed, you can cancel your offer and reapply for the month you wish to move in. If there are free rooms at this time, we will be happy to send you another offer. Priority for processing is given to applications for 1 September or 1 October.
I have already moved in and would like to move out again before the end of the rental contract, for example because of a possible second wave of infection. Can I withdraw from the rental contract early?

The minimum duration of residence is two semesters. After the minimum period of residence, it is possible to terminate the contract at the end of the semester. Whether and how long courses take place online is the decision of the respective university. This does not constitute a reason for a rent reduction right or a special right of termination for rental contracts with the Studentenwerk Leipzig. As the Studentenwerk continues to provide the rooms in accordance with the contract and with full service. The rooms can be used without restriction - even for online studies or during a new wave of infection.
My examinations or my studies are delayed due to the current situation. I therefore need an extension of my rental contract. What do I do?

Please contact your responsible housing officer and describe your situation. We will review your application. Please note that if you agree to an extension, we can only conclude the contract until 28 February or 31 March 2021. If your room has already been re-allocated, you will have to move to another room - a fee of 15 euros will be charged for this.
My exams or studies take longer due to the current circumstances. Therefore, I need an extension of my lease. How do I proceed?

Please contact the administrator who is in charge in this regard and describe your situation. We will review your request. Please note that in case of approval, the extension for the contract can only be for the full semester. If your room has already been reallocated, you will have to move to another room – this will incur a fee of 15 euros.
I can not pay my rent due to lack of income. Can my rent be reduced or exempt?

No, you are still obliged to pay your rent. However, due to the Corona pandemic, you are temporarily protected against termination of the contract for rent debts that have piled up in the period from 1 April 2020 to 30 June 2020, if the delay in payment is due to the effects of the COVID 19 pandemic. You therefore must prove the connection between the Corona crisis and your missing income. The rent then must be paid by 30 June 2022 at the latest.

Does everyone have a room of one’s own and is the room lockable?

Yes, we assign only single rooms in shared flats or single apartments. Every room or apartment is lockable.
Can I redecorate my room?

Yes, you can decorate your room, as you like. In this regard, please note the terms and conditions defined in the terms of lease, XI. Tenant’s obligations and XIII/1.
Can I install my own washing machine?

No, that is impossible. However, washing machines and a tumble drier are located in the basement of each residential home, to be used for a fee.
Can I or do I have to bring my own furniture?

The rooms are usually furnished, but you can rent unfurnished rooms at the residence in Mainzer Straße 2a, which you can furnish by yourself.
Which equipment is available in the room/apartment?

The room is furnished with a bed, a wardrobe, a shelf, a desk, and a chair.

What is the average size of the rooms?

Is WLAN available at the residence halls?

No. Due to the structural conditions of the halls of residence (partially reinforced concrete) as well as for safety and administrative reasons, we are at present not able to provide WLAN. You need a network cable in your room to connect to the internet. However, you can operate your own WLAN via a so-called WLAN router in your room. We provide instructions on how to set the router in studNET in the section “Documents for download” on our studNET page.
Is it possible to have an internet connection via an external Internet provider?

Studentenwerk Leipzig operates a closed data network in its student halls of residence. It is designed for the purposes of studies, teaching and research only. Therefor we provide sufficient data volume. The communication infrastructure of Studentenwerk Leipzig does not dispose of free wires suitable for data feed from external providers.

May another person take care of my application?

It is permitted for another person, who you need to authorize in writing, to take care of your application. You need to sign the rental agreement yourself though, because you are the tenant.
I did not get a room at my preferred residence. If I reject the first offered room, do I get another one offered?

You get only one room offered per application. If you reject the first room we offer, you need to apply for a room again online. We will offer you another room, if available.
TIP: Even if the first offered room may not be at your preferred residence, you should accept the offer! After the minimum occupancy of one semester (six months), you can apply for removal and move to another residence, if rooms are available. A removal fee of currently 15.00 Euro will be charged.
Can I apply for only one semester?

The minimum occupancy usually is one academic year, i.e. two semesters or three trimesters. The minimum occupancy for foreign exchange students (e.g. Erasmus) is one semester or one trimester respectively.
Are students from other colleges not in Leipzig allowed to apply?

Students from other colleges not in Leipzig can apply at any time. Please note that students from Leipzig colleges will be treated preferentially.
Can I rent an entire apartment at a residence?

No. We rent out either single apartments or single rooms in shared flats.
Can I change the application date?

Can I cancel my application, if I found a private room?

Usually yes. Please contact us immediately if you decide in favor of a private room, so that we have the chance to give the room to another interested student.
Can I apply for a room at a residence, if I am nonstudent?

Nonstudents, including trainees, are not eligible for student housing. To get a room at a residence, it is required that you are enrolled at a college. Students of colleges in Leipzig are treated preferentially. For the online application, you need a valid admission notice or confirmation of enrolment for the preferred commencement of the rental agreement.

We receive many applications in the beginning of each semester, which need to be processed individually. Assignment for the winter semester usually starts in August. We are going to get back to you as soon as possible.
How much time do I have to accept or reject the offered room?

As there are many students waiting for a residence room, we give you a few days to decide whether you want to accept or reject the offered room. If you do not get back to us within the stipulated period, we will give the room to another student.
Rent and contract
When can I move in?

You can move in after the rental agreement was concluded and on the day the lease starts as specified in the rental agreement. The rented property shall be handed over at the tenancy start date agreed upon in the tenancy agreement from Mondays to Fridays at the janitor's working hours. If the specfied start date is a Saturday, Sunday or public holiday, the rented property shall be handed over as of the subsequent working day. There shall be no hand overs on December 24th and December 31st of each calendar year.
When do I have to move out?

You have to move out at the latest the day the lease ends as specified in the rental agreement or the cancellation. You can return the rental unit only from Monday to Friday until 10 a.m. at the latest. If the day the lease ends on a Saturday, Sunday or bank holiday, you need to move out the previous workday (Monday to Friday). You cannot return the rental unit on December 24 and 31.
TIP: Contact the caretaker in good time to agree an appointment for moving out and returning the rental unit.
Can I extend the contract?

How can give notice my rental agreement?

You can give due notice at least eight weeks prior to the end of the second semester or the end of the third trimester after the expiration of the minimum occupancy of one academic year. Termination of the tenancy by the tenant before the semester/trimester ends requires the consent of the landlord and that the tenant can name a suitable tenant for the remaining rental period.
